Boulevard Place Brings New Workforce Housing To Downtown Oklahoma City

A major new downtown Oklahoma City housing project is officially underway as developers break ground on Boulevard Place, an $80 million residential complex designed to add hundreds of apartments near some of the city's most popular destinations.

Located at the southwest corner of Oklahoma City Boulevard and E.K. Gaylord Avenue, the seven-story development will sit adjacent to Scissortail Park, the Omni Oklahoma City Hotel, and the Paycom Center.

City leaders and developers say the project is intended to address the growing demand for housing in the urban core while also creating more affordable options for essential workers who help keep Oklahoma City running.

The development is expected to welcome its first residents in 2028.

Boulevard Place Adds Hundreds Of Downtown Oklahoma City Housing Units

The centerpiece of the project is the addition of 262 new apartment units to the downtown market.

Among those units, 36 have been designated as workforce housing, specifically targeting employees in critical industries including law enforcement, firefighting, and hospitality.

Developers say the goal is to create opportunities for workers who often serve downtown businesses and attractions but may struggle to find housing close to their jobs.

The project also includes a variety of modern amenities designed to attract long-term residents, including a swimming pool, fitness center, outdoor grilling areas, and shared community spaces.

As Oklahoma City continues to grow, city officials say projects like Boulevard Place help increase residential density while supporting a more walkable downtown environment.

Information about downtown development initiatives can be found through the Downtown Oklahoma City Partnership.

Public And Private Partners Helped Move Boulevard Place Forward

The new downtown Oklahoma City housing project is the result of years of collaboration between private developers and public leaders.

According to project officials, the development faced nearly a decade of market challenges before moving into the construction phase.

The project is being developed by Rose Rock Development Partners, with company leaders and city officials describing public incentive programs as a key factor in making the investment possible.

Officials say the site's access to existing parking infrastructure allows the project to maximize residential density without requiring large new parking structures, making more efficient use of valuable downtown land.

The project also aligns with Oklahoma City's long-term vision of encouraging mixed-use growth around major entertainment and recreation districts.

Additional information about economic development and downtown investment is available through the Greater Oklahoma City Chamber.

Downtown Oklahoma City Housing Continues To Expand

The groundbreaking for Boulevard Place reflects a broader trend of continued residential growth across the city's downtown core.

With attractions such as Scissortail Park, the Paycom Center, and the expanding convention and entertainment district drawing more visitors and residents, demand for urban housing has steadily increased.

City leaders believe projects that combine market-rate apartments with dedicated workforce housing can help maintain a balanced downtown community while supporting continued economic growth.

Mayor David Holt and project leaders have pointed to the development as another step in transforming downtown Oklahoma City into a destination where people can live, work, and enjoy entertainment without relying heavily on long commutes.

Additional information about ongoing development projects and city planning efforts can be found through the City of Oklahoma City Development Services Department.

As construction gets underway, Boulevard Place is expected to become one of the most significant additions to downtown Oklahoma City housing, bringing new residential options and workforce housing opportunities to one of the state's fastest-growing urban areas.
